1. CONTRACT
The contract will be entered into by The Client and Superior Stay when Superior Stay issues the confirmation form and will be subject to all terms and conditions. The Client should check the confirmation form carefully.
2. PAYMENT
A deposit of 10% of the rental fee is payable upon return when making the booking. This booking fee is non refundable except in extreme personal circumstances. The balance shall be payable upon arrival and commencement of the rental. The Client shall imply non-payment of the balance of the rent on or before the due date as a cancellation of the contract. Should the client by separate arrangement have agreed specific payment terms with Superior Stay these will be notified in writing. Superior Stay reserves the right to request full payment should these specific arrangements not be followed fully.

3. CANCELLATION
Any cancellation made by the Client for whatever reason shall be in writing and addressed to Superior Stay at the address in condition 2 above. Cancellations must be made 28 days before the booked period. Superior Stay reserve the right to request full payment should these specific arrangements not be followed fully. For bookings made less than 28 days before the commencement of the rental, then the total fee will become payable by return.
4. CHANGES OF DATE>
Superior Stay may consider a request from a client to change the dates of the booking after confirmation has been issued. Agreement will be given subject to all of the following conditions being met (1) the property owner agrees to change (2) the request is received more than 28 days away from the start of the booking.
5. PERIOD OF HIRE
Rentals commence unless otherwise notified at 4.00pm on the day of arrival and terminate at 11.00am on the day of departure.
Minimum stay starts at 1 night up to 1 year.
6. PLACE OF STAY
Superior Stay reserves the right to amend your place of stay at any point prior to arrival for equivalent or better accommodation.
7. NUMBER OF PERSONS USING THE PROPERTY
The number of persons occupying a property must not exceed the maximum number stipulated on the booking confirmation. Superior Stay reserves the right to refuse entry to the entire party if this condition is not observed.
8. COMPLAINTS
Should there be any cause for complaint during the occupation of the property it must be notified promptly to Superior Stay and in case of serious problems confirmed in writing.
9. BREAKAGES OR DAMAGES
The Client is legally bound to reimburse Superior Stay for replacement, repair, or extra cleaning costs on demand with a 10% service charge added to cover the cost of labour involved in doing so.
10. CARE OF THE PROPERTY
The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and condition and in the same clean and tidy condition at the end of the rental period as at the beginning.
11. PETS
No pets are permitted on the properties unless by prior arrangement at time of booking.
12. LIABILITY
Superior Stay (its employees and agents) shall not be liable to the Client or third parties for any accident, damage, loss, injury expense or inconveniences, which may be suffered, incurred, arise out of or in any way connected with the rental. If the property which the Client has booked becomes unavailable or unusable for some reason prior to the date of a booking, then Superior Stay obligation will be to (1) use their best endeavour to find a suitable alternative property, or failing which (2) to reimburse the Client for any monies paid.
12. RIGHT OF ENTRY
Superior Stay should be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
13. SMOKING
All Superior Stay apartments are strictly non smoking. Should any guest be found to have smoked within the apartments, Superior Stay reserves the right to ask the guest to leave immediately and be liable to pay for the apartment to be professionally cleaned.
14. INTERNET ACCESS
Internet access is provided. Although we will endeavour to assist with any connection problems, Superior Stay accepts no responsibility for the inability to connect to this facility.
